PREPPING YOUR HOME FOR PHOTOGRAPHY
Having your home looking at its very best is important when it comes to closing a deal as quickly as possible. The extra time you spend
in preparation will be rewarded when you receive your finished images and hopefully a bunch of potential buyers knocking at your door!
Exterior:
· Do a general pick up of anything that is out of place in both the front and backyards
· Fresh cut your lawns and tidy up landscaping
· Rake leaves
· Pressure wash home siding, driveway and sidewalks
· Wash windows
· Roll up garden hoses or remove
· Put away garbage cans
· Move all vehicles and recreational vessels from driveways or directly in front of home
Interior:
· Pick up clutter throughout the home
· Open all blinds and turn on all lights
· Leave cleaned ceiling fans turned off
· Clean from top to bottom- windows, mirrors, counters, carpeting, floors,
fireplaces etc. (consider hiring a professional)
· Replace light bulbs, especially in strip light fixtures and track lighting
Dining Rooms:
· Clean table and chairs, surrounding walls, carpeting, floors, ceilings, windows, fans, light
fixtures and electrical outlet covers etc.
· Decorate with some table place settings if you like, or a centerpiece of fresh flowers/fruit
or other arrangements
· Accent furniture, plants, etc. in corners of the room add appeal to your photos
and liven up your room
Living Rooms:
· Clean furniture, including couches, recliners, coffee/end tables, surrounding walls,
carpeting, floors, ceilings, windows, fans, light fixtures and electrical outlet covers etc.
· Fluff up and arrange pillows, put out fresh throws and blankets and make sure
floor coverings are clean
· Put away unnecessary items like remotes, newspapers, magazines, toys etc.
Kitchens:
· Clean appliances, counter tops, walls, floors, ceilings, windows, fans, light fixtures
and electrical outlet covers etc.
· Remove magnets and personal items from the front of your refrigerator
· Only 2-3 counter top appliances
· No dirty dishes in the sink or cleaning utensils present
· Handcrafted soap dispensers and like items preferred over name brand bottles etc.
Bathrooms:
· Clean toilets, tubs, showers, counter tops, walls, floors, ceilings, windows, fans,
light fixtures and electrical outlet covers etc.
· Wash rugs, accent towels and shower curtains
· Put away all personal items including toiletries, makeup etc.
· Flowers, candles etc. are great, but keep counter accent items to just 2-3
· Handcrafted soap dispensers and like items over name brand bottles etc.
· Add a fresh roll of toilet paper to your dispenser
Bedrooms:
· Clean walls, carpeting, floors, ceilings, windows, fans, light fixtures and electrical outlet
covers etc.
· Fresh linens to neatly made beds
· Curtains and blinds should be clean
· Remove personal items
· Fresh flowers and candles etc. are great, but another room to keep clutter down to a minimum
· Too much furniture in bedrooms can make the rooms look small, especially if they are
already on the smaller side
Home Office:
· Clean walls, carpeting, floors, ceilings, windows, fans, light fixtures and electrical outlet
covers etc.
· Show off how the room can be used for work
· Still a spare bedroom option…
· Remove clutter from desks
· Hide cords and cables if possible
· Add a few accent items
Laundry Room:
· Clean counters, walls, floors, ceilings, windows, fans, light fixtures and electrical
outlet covers etc.
· Wipe down washer and dryer and associated wash staging areas
· Remove clothing and other personal items
· Accent with a few items like laundry detergent, folded towels, and bins and baskets etc.
